Property Broker Pro Cashback Terms & Conditions
Version 1.1 · Last updated: 26 August 2026
1. The cashback offer
Property Broker Pro may identify eligible unregulated property investment, development and non-consumer buy-to-let finance enquiries for a broker cashback offer. Where an eligible customer is introduced to a participating broker and the resulting finance transaction successfully completes, the participating broker will pay cashback in accordance with these Terms.
At launch, eligible qualifying unregulated property finance enquiries will ordinarily be introduced to Developer Money Market. Property Broker Pro is a lead generation and broker matching service; it does not itself pay the cashback.
2. Cashback rate and registration
The standard cashback rate is 15% unless a different rate is expressly recorded against a qualifying enquiry. The applicable rate is the rate registered against that enquiry; a later change to the general offer does not retrospectively alter a validly registered rate.
Displaying or registering an offer does not itself confirm eligibility. Eligibility is assessed from the information supplied during the enquiry and, where required, information subsequently obtained by Property Broker Pro or the participating broker.
3. Cashback calculation
Cashback is calculated as 15% of the qualifying lender procuration fee actually received by the participating broker in connection with the qualifying completed finance transaction.
For example, if the broker receives a qualifying lender procuration fee of £5,000, cashback at 15% is £750. Cashback is not calculated by reference to the loan amount.
A qualifying lender procuration fee is the commission paid directly by the completing lender to the participating broker for introducing and/or arranging the completed finance transaction. It excludes customer-paid broker fees, lender arrangement fees, interest, valuation fees, legal fees, administration fees, third-party introducer/referral payments, insurance or ancillary-product commissions, lender volume bonuses, non-cash incentives and unrelated payments.
4. Successful completion and payment
No cashback becomes payable merely because an enquiry is submitted or indicative terms are generated. The customer must be introduced to a participating broker, receive indicative terms from one or more lenders, select their preferred indicative terms offer, and progress the case from there through the participating broker. The relevant finance transaction must then successfully complete and the participating broker must receive the qualifying lender procuration fee in cleared funds.
The finance transaction must complete within 6 calendar months of the Property Broker Pro enquiry or introduction, whichever is recorded as the applicable starting point for the enquiry. A transaction completing after that period is not eligible for cashback.
Subject to these Terms, cashback will be paid within 7 calendar days of the participating broker receiving the qualifying lender procuration fee in cleared funds. If the seventh calendar day falls on a weekend or UK bank holiday, payment may be made on the next working day. The customer must provide any reasonable information needed to make payment, including valid bank details.
5. Eligibility and classification
To qualify, the enquiry must originate through Property Broker Pro, the offer must be presented or registered against the enquiry, the customer must be introduced to a participating broker, the finance must proceed through that broker, the transaction must fall within an eligible category, complete successfully, and result in the broker receiving a qualifying lender procuration fee.
At launch, the scheme applies only to eligible unregulated property investment, development and non-consumer buy-to-let finance transactions. Property Broker Pro asks opening questions about occupation and purpose before requesting contact details. Enquiries indicating regulated residential or consumer finance are outside the service and will not continue. A passed opening assessment may still require manual review and does not remove any of the remaining Cashback Terms.
6. Existing enquiries, duplicates and abuse
Cashback may not apply where the customer was already actively dealing with the participating broker, the broker had already introduced the transaction to the relevant lender, the customer had already applied directly to the lender, or substantially the same transaction had already been submitted through another broker or introducer before the Property Broker Pro enquiry.
Only one cashback payment will normally be made per qualifying completed facility. Cashback may be refused where a customer deliberately provides false or misleading information, creates duplicate enquiries, impersonates another applicant or attempts to manipulate the scheme. An innocent error will not automatically result in refusal.
7. Payment, tax and clawback
Cashback is normally paid by bank transfer. The broker may request reasonable identity or account verification. Cashback is paid gross and the recipient is responsible for any tax, VAT, accounting or reporting obligations; neither Property Broker Pro nor the participating broker provides tax advice.
If a lender subsequently reverses, reduces or reclaims a qualifying procuration fee due to fraud, material misrepresentation, reversal or cancellation of the transaction, or another circumstance materially attributable to the customer, the participating broker may recover the corresponding cashback overpayment.
8. General
The cashback scheme does not determine which lender or finance product is considered. Finance options must be considered according to the transaction circumstances, lender criteria, pricing, eligibility and other relevant commercial factors. Cashback does not constitute an offer of finance, lender approval or a guarantee that funding will be available.
Property Broker Pro may amend, suspend or withdraw the scheme for future enquiries. These Terms should be read with the website Terms of Service and Privacy Policy. They are governed by the laws of England and Wales. Before production use, these Terms require human legal and compliance review.
